In the first full week of May 2021, there were a total of 313 Manhattan sales with an aggregate price of $567,168,714 and median price of $1.09 million. The 150 condo closings came to a median price of $1.47M, or $1,437 per square foot. The 159 co-op closings came to a median price of $777K.

The top sale of the past week took place at 220 Central Park South, as has happened quite frequently at the Robert A.M. Stern-designed limestone tower. Notably, though, this three-bedroom unit is the first resale in the building, and closed for $33 million. The Wall Street Journal notes is 23% higher than the unidentified seller paid for it more than a year ago, and that the apartment sold after about a month on the market.

Moreover, this apartment closed for above $10,000 per square foot. This is the 11th such sale to take place at 220 Central Park South, and there have only been 14 such sales in New York City history.

From May 3-9, a total of 42 luxury contracts priced at $4 million and up were signed in Manhattan, coming to an aggregate price of $316,635,000. The strong contracts streak continues, and Olshan Realty's market report observes that more luxury contracts have been signed thus far than in all of 2020.

At the height of the coronavirus pandemic, some wondered if New Yorkers would turn away from apartment living in favor of townhouses. The past week may further fuel that debate - two townhouses in the Village had the top contracts. The townhouse at 26 Bank Street has been beautifully renovated to combine modern convenience with 1840's charm, and had an asking price of $19.995 million. The townhouse at 22 East 10th Street is divided into five units and in need of a gut renovation, but nevertheless entered contract for $15 million in an off-market deal.
