For the second full week of October 2020, Manhattan real estate experienced a nice bump in deals with $188,538,969 (+39% week-over-week) closings of 124 apartments (+68%) recorded by the city's tax department. The overall median price of an apartment came in at $990K. The 71 condo deals penciled out to a median of $1.395M ($1,266/ft2), and the 51 co-op deals for $699K.

The top two sales of the week took place in Tribeca, which has seen a series of architecturally adventurous buildings and new levels of luxury over the past few years. Prices have risen to match - the median price of a Tribeca condo is $4,342,500 (per sales listings), and CityRealty's October median rents show that it is the most expensive neighborhood to rent in.

From October 12-18, a total of 14 luxury contracts priced at $4 million and up were signed throughout Manhattan. This is the same number as last week, but Olshan Realty's market report shows that the total asking price volume dipped to $92,210,000.

Nearly half of the contracts were signed in downtown neighborhoods. Once again, Tribeca led the charge with a full-floor condo at 24 Leonard Street asking $19.995 million. Seller's broker Raymond Dillulio of Douglas Elliman said the five-bedroom, five-and-a-half-bath unit with over 4,300 square feet of outdoor space was sold to New Yorkers in a quick, all-cash deal.

A few blocks north, the second-highest contract of the week took place at 443 Greenwich Street, where a three-bedroom unit was asking $8.495 million. The listing was being sold turnkey to a local buyer who was not identified, but maybe watch this space - that book bindery warehouse-turned-luxury condominium has counted Meg Ryan, Jake Gyllenhaal, Justin Timberlake, Jessica Biel, and Harry Styles among its past and present residents.
