The building at 60 Collister Street would appear to encapsulate the history of Tribeca: It was constructed as a stable for the American Express Company in the mid-nineteenth century, but has been converted to a boutique condominium with luxurious interiors, doorman service, and deeded parking. The penthouse at the top of the building had the top contract signed from May 15-21, 2023 with an asking price of $26,950,000. The listing says that it has never been on the market before, and Olshan Realty's luxury market report noted that it was initially listed in December 2022.
The Tribeca penthouse notwithstanding, it was another strong week for Manhattan townhouses, which accounted for three of the top five luxury contracts of the past week. The top townhouse contract was for 154 East 71st Street, which entered contract with a $13,500,000 ask. It was originally constructed as one of seven identical rowhouses, but early occupant Adele Kneeland embarked on a series of renovations and extensions shortly after purchasing it in 1915. It has undergone a number of renovations in the decades since she passed, but none at the expense of the rooms' proportions and the original architectural details.
