Owing to its family-friendly atmosphere and close proximity to Central Park, Museum Mile, high-end retail, top schools, and world-renowned hospitals, the Upper East Side is a popular destination for buyers and renters alike. Potential Upper East Side residents should not despair, but rather look to the stretch of Second Avenue surrounding the 72nd Street stop on the Q train, where three new projects are on the rise. Details are mostly limited about interiors and amenities as of yet, but renderings of the forthcoming high-rises promise abundant natural light and sweeping views. Work on 260 East 72nd Street has been a long time coming. Developer Chetrit Group bought the site, which included the Romanesque-style Church of St. John the Martyr, from SL Green in 2015. The church was deconsecrated in 2017 and demolished in early 2020, but the pandemic put further work on hold. Developer Rabsky Group joined the project in November 2024, and a recent site visit saw the new building rising above street level.
According to a recently filed offering plan, the project will include 60 residential units, 28 storage units, and 15 on-site parking spaces. Details are not available about interiors or amenities yet, but a rendering shows setbacks on upper levels that naturally create terraces.

Several blocks south of The Delecor in Yorkville, developer Torkian Group and designer SLCE Architects have teamed up on another Upper East Side project. Permits have been filed for a new 29-story tower at 301 East 71st Street, and a site visit shows that the low-rise buildings that previously stood on the site have been demolished. This comes about a year and a half after Torkian Group bought the site for $25 million in September 2024.
The 70 planned units will comprise 52 market-rate units and 18 affordable units. Amenities will include a basement-level screening room and golf simulator, a 23rd-story lounge, library, game room, children's playroom, and terrace, a 24th-story fitness center and pool, a package room, a pet wash station, bike storage, and private storage.
