Earlier this summer, The Wall Street Journal reported that nearly 50% of the condos at 35 Hudson Yards remained unsold, and that developer Related Companies sought to sweeten the deal by cutting prices and offering incentives like covering buyers' closing costs. But last week, two high-floor homes at 35 Hudson Yards, the taller of the two condos and one of the tallest in New York City, ranked among Manhattan's top sales with the five-bedroom Residence #8401 leading the charge at $12,754,250, a $1,000,000+ reduction from its last asking price of $13,850,000. The buyer conducted this transaction through a trust.

A few floors down, Residence #8003 closed for $8,250,000 in another small discount, but nevertheless high enough for the fifth most expensive sale of the past week. Public records list the buyer of the four-bedroom, four and a half-bath apartment as J.P. Morgan executive Fred Turpin.

Further uptown, two of the past week's top sales took place at 200 East 83rd Street, the Robert A.M. Stern-designed condominium down the street from the 86th Street Q train. Residence #33B, a four-bedroom, four and a half-bath home, had the second-highest sale at $9,496,548. One floor up, the three-bedroom Residence #34B had the fourth-highest sale at $8,268,075. Both units came in slightly above the asking price.

Rounding out the top sales was the townhouse unit at The Wren, a Yorkville mechanical shop turned boutique condominium with only five units. The two-story townhouse, which sold for $9,150,000 offers the atmosphere of a private home with its private patio and street-level garage; but the buyers, who are listed as BRT Apartments Corp. President and CEO Jeffrey Gould and his wife, social worker Suzanne Gould, will enjoy access to the building's staff and services.
