On the week ending December 5, 2025, the city recorded residential sales that took place around the Thanksgiving holiday. This is the likeliest explanation for the week-over-week dip in both the number of Manhattan sales recorded and the aggregate dollar amount.
At celebrity favorite 443 Greenwich Street, Penthouse G closed just under $40 million. Not only was this the top sale of the week, but it was also the fourth-highest Downtown closing of 2025 and second-highest in Tribeca, coming in just behind a $41.4 million penthouse at the nearby 67 Vestry Street. It was also 2025's second-highest Downtown sale in terms of price per square foot ($7,441 per square foot).

The four-bedroom Penthouse G measures 5,375 interior square feet and is surrounded by a 2,646-square-foot wraparound terrace. Both parties used LLCs for the transaction; but when the penthouse last sold for $29 million in December 2021, The Wall Street Journal announced that a foreign real estate investment company represented by private equity investor Alejandro Weinstein bought the apartment from singer/actor Justin Timberlake in an off-market deal. They listed it for $35 million in March 2022, but removed it from the market a few months later. This would turn out to be a smart move; they ultimately made a 38% profit on the penthouse.

Two of the five highest-priced sales recorded last week were for condos directly overlooking Central Park. Residence #28 at Residences at the Ritz Carlton, designed by Emery Roth and originally built as the Hotel St. Moritz in 1930, closed for $28.38 million in the second-highest sale of the week. One of 12 units above the Ritz Carlton hotel, perks include 102 feet of Central Park frontage, meticulously designed interior by Thomas Pheasant, and access to Ritz Carlton amenities like the Club Lounge and La Prairie spa.
Public records list the buyer as an LLC; the seller, energy executive/philanthropist Roger Sant, used it as a pied-a-terre and an effective gallery for his extensive contemporary art collection. He makes a 62% profit on the apartment, having purchased it for $17.6 million in June 2005, but he will not be pocketing it. According to Mansion Global, all proceeds from the sale will be directed to the Sant family's Summit Foundation, which supports gender equality and environmental causes.
The week's top sponsor sale was for Residence #22C at 220 Central Park South, a few blocks west of the Ritz Carlton. The closing price of $13.3 million is slightly less than the $13.5 million listed in the Billionaires' Row tower's offering plan, but was still good enough for the third-highest sale of the week.

Of the resale apartment sales recorded on the first week of December 2025, 54% sold at a profit (without accounting for inflation). Condos previously purchased between 2013 and 2017 suffered the biggest losses, while apartments with a happy combination of desirable addresses and recent renovations reaped the biggest profits. However, all quoted figures reflect only sticker prices and do not take renovation costs into account.
