After last week's jaw-dropping numbers that included the most expensive sale of 2025 to date, perhaps a week-over-week dip in the Manhattan residential market's aggregate total was inevitable---on the second full week of March 2025, the combined price of the top five sales recorded by the city did not match the top sale of last week. But it was nevertheless a busy time when several high-priced sales were recorded at soaring new skyscrapers and classic cooperatives alike, with three Upper West Side listings accounting for the five highest-priced sales.
Leading the charge was Residence #4N/5W at The Brentmore, which closed for $18,000,000. The closing comes less than a year after the seller, actor/philanthropist Grace Hightower, listed the apartment she shared with then-husband Robert De Niro. Following a dryer fire, the formerly "boxed off" duplex underwent an extensive renovation to create an airier atmosphere with high-end, durable materials throughout.
Ms. Hightower spoke highly of the apartment's proximity to Central Park, but said in a statement, "I want to get my own space and go crazy with color"; her next move is not yet known. The prewar cooperatives lining Central Park West continue to command respect among luxury buyers; Penthouse N at the Emery Roth-designed 65 Central Park West had the week's fourth-highest sale with a $14,500,000 closing price. However, the neighborhood has seen an influx of new condo construction in recent years. 535 West End Avenue was an early entrant, and Residence #16 closed for $15,550,000. This was good enough for the week's top condo sale and second-highest overall, but represents a small reduction from when it entered contract in January 2025.
Public records show that the seller, listed as an LLC, took a loss, having bought it for $16,295,000 in March 2013. The buyer, too, conducted the deal through an LLC, and is the second owner of the six-bedroom apartment with a massive private terrace, the only one of its kind in the building.

Also of note on the Upper West Side, a total of $35,110,385 across four sales was recorded at 50 West 66th Street, a towering new condominium a short distance from The Brentmore. The three- and four-bedroom units all closed roughly around ask and feature floor-to-ceiling windows, custom Smallbone of Devizes kitchens with Miele and Sub-Zero appliances, and marble baths. The building is set to offer approximately 50,000 square feet of wellness and social amenity space, and another perk is an address near Central Park, Lincoln Center, Michelin-starred restaurants, and The Shops at Columbus Circle.

Further downtown, public records show that Oscar and Tony Award-winning actor Joel Grey has sold his apartment at 495 West Street for $7,600,000. Not only did this come in slightly over ask, but Mr. Grey netted nearly five times the price of just over $1.5 million he paid for it (h/t Mansion Global). He bought it from the sponsor in 1999, which would have let him live there when he played the Wizard in the original Broadway cast of Wicked.
