From April 20-26, 2026, 245 residential apartment and townhouse contracts were signed in Manhattan. While this represents a small week-over-week decline, it is also 33% more than the same calendar week in 2025 (a time period that notably included Easter Sunday and the last night of Passover, which could account for the year-over-year leap). The aggregate dollar amount also experienced a small week-over-week dip, likely due to slightly fewer contracts over $10 million being signed during this time, but the number of luxury contracts asking over $3.9 million rose slightly.

RAMSA-designed buildings top contracts second week in a row
Two of the week's ten highest-priced contracts were located in buildings designed by Robert A.M. Stern Architects (RAMSA). Penthouse #2 at Sixteen Fifth Avenue led by a wide margin with a $45 million ask. This high-floor duplex has five bedrooms, seven and a half baths, two private terraces, and a thoughtful layout that puts the major entertaining rooms on a separate floor from three of the five bedrooms, including the primary suite with private terrace.
The other RAMSA contract took place at The Henry, a new construction boutique condominium on the Upper West Side where Residence #10W was asking $12.4 million in the week's sixth-highest contract. The building is in a prime Upper West Side location near Central Park, Riverside Park, the American Museum of Natural History, Zabar's, and popular Upper West Side restaurants. It is also located a few blocks south of 200 West 88th Street, another RAMSA design expected to launch sales later this year.
Calvin Klein's former townhouse finds a buyer
16 East 76th Street entered contract with a $16 million ask, the week's top townhouse contract and third-highest overall. However, this is 20% less than the Italian government sought for it when they initially listed it in 2023. They have used it as the home of their United Nations Ambassador, but Mansion Global notes that they have moved their consulate base to a different property in the city.
The buyer has not been identified, but another public figure would not be surprising: Fashion designer Calvin Klein bought the house from the Gucci family in 1988, and renovated the top floor to include a "disco room" with mirrors and polished glass. However, he did not stay long, but sold it to the Italian government in 1991.
Eight-figure Deal at The Dakota
Of the ten highest-priced residential contracts of the week, only one was for a cooperative apartment. Residence #56 at The Dakota entered contract with a $10 million ask, the top co-op deal and ninth-highest overall, just over a month after coming on the market. The four-bedroom apartment features grandly proportioned and clearly divided rooms, high ceilings, handcrafted woodwork, and refined moldings. Roberto Cabrera of Brown Harris Stevens represented the seller; it is not known when they bought the apartment nor how much they paid for it. The buyer has not been identified either, but the longtime celebrity favorite continues to attract high-profile owners; former tennis star Milos Raonic recently bought an apartment in the building.
Waterfront Brooklyn contract activity
The week's top Brooklyn contract was signed at Quay Tower, a high-rise condominium at Pier 6 in Brooklyn Bridge Park. Residence #26A entered contract with an $11.875 million ask, the week's eighth-highest overall. The high-floor six-bedroom represents the combination of two units early in the development process, and interiors have been customized with designer lighting and wallpaper, custom finishes, and top-of-the-line appliances and smart tech. Lindsay Barton Barrett of Compass represented the seller, whom public records indicate bought the apartment from the sponsor for $10.18 million in May 2020.
On the Greenpoint waterfront, two contracts were signed at The Huron. Both units look out on views of the East River and the Manhattan skyline from oversized casement windows as well as from private outdoor space. The building is now sold out with a small handful of resales starting at $1.185 million.

The fourth week of April 2026 was a robust one for new development buildings. The Strathmore, Related Companies' rental-turned-sales tower in Yorkville, saw seven contracts signed, the most of any new development in New York City. Multiple contracts were also signed at The Greenwich by Rafael Vinoly in the Financial District, The Florian in Gramercy, 35 Hudson Yards, Eastlight in Kips Bay, La Mariposa in Washington Heights, 817 Classon Avenue in Crown Heights, and Skyline Tower in Long Island City.
Also of note, a contract was signed at La Maison Collette. With this deal, the Greenwich Village boutique condominium is sold out less than a year after sales launched in July 2025.
