On the week ending June 6, 2026, 217 residential apartment sales were recorded in Manhattan. As this week marked the return to a full business week after the Memorial Day holiday, it likely accounted for the week-over-week jump in the number of sales recorded. This took place at a time when statistics from the New York State Department of Labor show that private sector jobs are up and unemployment is down in New York City, and a healthy economy and job market typically results in a high-demand sales market.

Notable Midtown sales as NYC office market strengthens
Almost exactly halfway through 2026, a Colliers report published by Crain's New York Business found that Manhattan's office market is on track to have its best year since 2000 if leasing continues at this rate. Office leasing activity increased by almost 10 percent year-over-year; supply fell to its lowest level since October 2020; and the May 2026 availability rate was 13.2 percent, down slightly both month-over-month and year-over-year.
While some of New York City's older Class B and Class C are being converted to residential use, various high-end office towers are in the works at various stages all over New York City. These include a recently announced office tower at 346 Madison Avenue, the site of the former Brooks Brothers Building in Midtown East. A joint venture between SL Green and Mori Building Company plans to demolish the older buildings to make way for a 46-story tower that, as they told the New York Post, will be "the most highly amenitized new building in the city" with a luxury wellness center, and indoor padel court, a 215-seat auditorium, nine floors with terraces and nine with loggias, and a lounge with an Epicerie Boulud fast-casual food spot.
The new tower at 346 Madison Avenue will be designed by Kohn Pedersen Fox, whose portfolio includes 343 Madison Avenue, another office tower in the works, and 520 Fifth Avenue. The Fifth Avenue supertall is distinguished by its massive arched windows in both the office component on floors 10-34 and the condos on the uppermost levels. Three condo sales were recorded in the building last week, a time when the last penthouse in the building entered contract. Other new developments selling in the area include Monogram New York, The Bryant, The Centrale, and Waldorf Astoria Residences New York.
Also of note, a two-bedroom condo sale was recorded at Number 5, a rare residential condominium located in a highly commercial area about half a block from Grand Central Terminal, and directly next to 346 Madison Avenue's site. The Philip Johnson-designed Number 5 is distinguished by its slender structure and white and primary-colored exterior. Residence #7, one of 20 full-floor units in the building, sold for $1.95 million, netting the sellers a 34 percent profit.
Spacious, high-priced condo sales on the Upper West Side
Several high-priced sales took place in new development condominiums on the Upper West Side. Two sales apiece were recorded at The Belnord and 50 West 66th Street, the latter of which was home to the top two sales of the week. Residence #53N led with a $35.73 million closing price, and Residence #40N was not far behind at nearly $24 million. Both apartments are located in the Tower portion, featuring soaring ceilings, floor-to-ceiling windows facing expansive views of Central Park and the Manhattan skyline, and private outdoor space. Both units also closed slightly over their asking prices.
Before 50 West 66th Street was constructed, 200 Amsterdam Avenue was the tallest building on the Upper West Side. Residence #46A, a floor-through four-bedroom on one of the uppermost floors of the 52-story tower, closed for $12 million in the week's fourth-highest sale. The apartment is being sold in white box condition, allowing the trust-identified buyer to customize it to their specifications. The building is now 97 percent sold.
Also of note, a five-bedroom combination apartment at The Westly closed for $10.05 million, coming in just short of the top five sales of the week. Residence #15BC is a full-floor apartment with 9'6" ceilings, a spacious kitchen with Gaggenau appliances, private bedroom wings, 3,840 interior square feet, and 459 square feet of private outdoor space. The building is nearly 90 percent sold, and remaining availabilities range from a three-bedroom for $3.995 million to a five-bedroom for nearly $12 million.
One High Line logs $11.9M sale; opens 17K SF spa
At the two-towered, Bjarke Ingels Group-designed One High Line, Residence #W25A closed for $11.915 million in the week's second-highest Downtown sale and fifth-highest overall. The three-bedroom apartment is located on a high floor of the taller, all-residential West Tower, and the buyer made the purchase through a trust.
In addition to a suite of residents-only amenities, the buyer will enjoy access to the services, restaurants, and amenities of the Faena New York hotel located on the lower levels of One High Line's East Tower. These include Tierra Santa Healing House, a 17,000-square-foot spa spanning the entire underground level of Faena New York. Last week, approximately 60% of resale Manhattan apartments sold at a profit. Chief among them was Residence #5D at 458 West 20th Street, a one-bedroom that changed hands for the first time in nearly 23 years and sold for a 163 percent profit.
