The Upper West Side's latest parking-to-penthouse conversion is planned for a midblock garage at 269 West 87th Street. Called The Chamberlain, its registration website debuted last month inviting prospective residents to consider living in one of the 39 gracious residences in the building, located in one of the city's most beloved neighborhoods.
The development began its story in 2015 when Simon Baron Development and Quandrum Global signed a 99-year lease on the garage. Plans were filed in September 2015 for a 170-foot-tall, 100,194 square-foot building designed by FXFOWLE Architects. The first renderings were revealed later that month, showing a contextual ensemble of tanned brick and well-placed, planted setbacks. A recent rendering published in Elliman's seasonal magazine shows a handsomely detailed facade, which we now see has distinguishing vertical piers.

Sale prices will begin at approximately $2.5 million. Alexandra Champalimaud is handling the interiors. All units will feature Smallbone of Devizes kitchens and five-fixture master baths. The building's townhouse units will include private gardens, and the building’s 11th-floor setback will allow for private terraces.
According to Douglas Elliman, the Chamberlain will include a resident lounge, library, basketball court, screening room, fitness center, children’s playroom, private outdoor garden, and storage. The building will also feature a custom Art Deco-influenced, bronze entry marquee leading to its fully-attended lobby.
Demolition has yet to begin on the pre-war garage structures at the site.
