After topping off only weeks ago, 45 East 22nd Street has been crowned the tallest skyscraper between midtown and downtown Manhattan. As the high-rise draws closer to the finish line, another visual milestone has been met; its silky, reflective-glass envelope has reached its 777-foot structural pinnacle.
The 58-story condominium tower is a svelte and faceted addition to the Madison Square and Flatiron area which, at the turn of the 19th century, emerged as was one of the city's premier commercial hubs. Over the past decade, its spark has burned brighter, having ushered in new tenants such as Eataly, Porcelanosa and Sony, with several new upscale residential projects shouldering Madison Square Park.

45 East 22nd is being developed by long-time builder Ian Bruce Eichner, and his Continuum Company. The 75-foot mid-block property that grounds the tower was purchased in 2013 for over $100 million. Kohn Peterson Fox, with Goldstein Hill & West as architect of record, were recruited to design the project. Its striking glass exterior flares as it soars, widening from a 75-foot granite base to 105 feet, a feat that required a smattering of air rights from its neighboring lots.
Superbly reflecting the sky, the tower is able to maintain a quiet disposition despite its formidable height. And though it rises above its hewn and heavy stone neighbors, such as the Flatiron Building and the MetLife clock tower, the prismatic newcomer treads lightly as it blends and reflects its atmosphere.
Upon completion, the tower will host 83 condo units, from one-bedrooms to duplex penthouses, priced between $2.5 million and $38 million. More than half of building's units are in-contract, with eight currently on the market ranging from a 16th-floor two-bedroom for $4.83 million, to a four-bedroom penthouse with more than 6,000 square feet for $38 million.
Martin Brudnizki Design Studio handled the residential interiors and amenity spaces. Firm founder Martin Brudnizki notes that his motivation is to create an elevated and sophisticated lifestyle experience, and no amenity is to be sacrificed.
The first five floors of the skyscraper will host a fitness center with a boxing and private training suite, a golf simulator, a basketball court, a children’s playroom, a library, a billiards room, terrace with an outdoor grill, and entertaining space. Also included will be on-site parking, a live-in resident manager, a full-time doorman, and concierge.
