Construction has begun on a new residential conversion and addition at 79-81 Warren Street in Tribeca. Developed by 81 Warren Group, LLC and designed by PACS Architecture, the project enlarges two pre-war walk-ups (3 and 4 stories each) and completely reconfigures them inside and out. "The project's elegant limestone and brick facade conceals the complexity of design work required to pull off this new mixed-use development," explains PACS' project page. The phasing diagram below shows the meticulous work involved to seamlessly integrate the structure of the hundred-year-old buildings into the new, "state-of-the-art" development.

Inside, 12 residential units, including two penthouses, will be carved out and added to the structures. There will be interior and exterior amenity spaces for all residences and the penthouses will offer private terraces with endearing views over Tribeca. The ground floor will host a single duplex commercial unit, possibly housing a restaurant as depicted in the rendering. The smaller walk-up, 81 Warren, held the popular Italian restaurant II Giglio, which closed earlier this year.

Approved permits filed April 2015, do not fully reflect the scope shown in PACS' renderings. The development site is steps away from Whole Foods TriBeCa and PS 234 Independence School. Hudson River Park, Battery Park City and the offices of the Financial District are also in very close proximity. Average closing prices in Tribeca stand at $2,343 per square foot, just slightly higher when compared to last year, according to our data.
