Fresh off the opening of their High Line-hugging rental complex, 507 West Chelsea, Lalezarian Properties is reaching into the Hudson Yards skyline again —with their 250-unit rental tower at 515 West 36th Street. Construction of the 38-story high-rise is already three floors above ground, and its lantern-like pinnacle will top-off over 450 feet. The project’s through-block site is located 8 blocks north of Lalezarian’s last venture and two blocks north of Related/ Oxford’s Hudson Yards Master Plan. While currently the site is hemmed-in, midway between Tenth and Eleventh avenues, eventually the full western side of the building will face the new Hudson Boulevard Park.
The building is being designed by New York-based Ismael Leyva Architects, whose other in-construction buildings include 19 Park Place, 530 West 30th Street, and The Greenpoint. The building will be covered in glass and rise in three tiers with a low-rise leg extending to West 38th Street. Per the floor schedule submitted to the building’s department, the first seven floors will hold a parking garage, retail space, and dorms over three floors. The rentals will begin on the eighth floor and residents will have access to terraces on both the 9th and 34th floors. Twenty percent (50 units) have been designated as affordable, and will be set aside for a future lottery for qualified applicants. The building is expected to open by 2018.
