A new collection of for-sale residences has officially debuted on the Upper West Side market. Called The Chamberlain at 269 West 87th Street, the building is due for completion in 2018 and is being brought forward by Simon Baron Development and Quadrum Global. The developers obtained the property in a 99-year lease and filed plans last September to build a 170-foot tall condominium spanning 100,194 square feet, designed by FXFOWLE Architects. Renderings reveal a 17-story, detailed tanned brick building with distinctive vertical piers and setbacks.
There are currently seven apartments for sale at the Chamberlain, with 2-bedrooms starting from $2.55 million, 3-bedrooms starting from $3.975 million, and 4-bedrooms starting from $5.2 million. The tower will house 39 units total, including some townhouses with private gardens.
Designed by Alexandra Champalimaud, interiors will feature 4-inch white oak plank flooring, oversized window bays, and generous closet space. Kitchens by Smallbone of Devizes will include walnut-lined cabinetry, Sub-Zero refrigerators and wine coolers, six-burner Wolf ovens and microwaves, Miele dishwashers, Kohler sinks with custom inset hardwood cutting boards and disposals. Master baths will feature Kohler soaking tubs, custom recessed medicine cabinets, Toto toilets, oversized showers, double vanities, and Bianco Dolomiti marble floors. Secondary baths will be outfitted in white Macauba marble and host Catalina built-in tubs.
A custom Art Deco-inspired bronze entry marquee will greet residents, leading them into a fully attended lobby. Amenities will include a resident lounge, a library, a basketball court, a screening room, a fitness center, a children’s playroom, a private outdoor garden, and storage.
For reference, there are 272 residences currently for sale in the Riverside Drive/West End Avenue neighborhood for a median price of $3,137,500, or $1,896 per square foot. The average closing price for a condo in the neighborhood in September was $1,680 per square foot, up from last September’s closing price of $1,543 per square foot.
