New York’s residential architecture has progressed quite a bit since its thin-skinned days of the 2000s. Texture, materiality, thoughtful layouts and giving the city’s architectural legacy its due are now prerequisites for any self-respecting project. Over in Nolita, the neighborhood that holds some of the city’s most archetypal streetscapes, DHA Capital has launched sales on a 38-unit ground-up condominium at 75 Kenmare Street. Designed by Andre Kikoski Architects and Kravitz Design, the jewel-box-like building harnesses the energy of both Modernism and Art Deco, and will be covered in a "richly textured and finely scaled" skin of concrete with metal accents.

Six homes ranging from one to three-bedrooms came online over the weekend. The units are priced from $1.695M for a 708-square-foot one-bedroom, $2.9 million for a 994 ft² two-bedroom and $5.895 million for a nearly 1,800-square-foot 3-bedrooms. According to the Real Deal’s recently-released Data Book, Nolita had an average sale price of $3.6 million in 2016, the second highest in the city after Tribeca.
The building offers the first large-scale opportunity to live in a home designed by the poster-child of cool and four–time Grammy award–winning musician and actor, Lenny Kravitz. In a recent talk with the Times, Kravitz discusses how his mother and his unique upbringing in Bed-Stuy, the Upper East Side and Beverly Hills influenced his eclectic sense of style. Here at 75 Kenmare, generous layouts showcase the lively palette of materials used, from the marble kitchen island, to the champagne-colored mullions and window frames. Floors are white oak and large windows, that are not quite floor-to-ceiling to provide some privacy, flood spaces with natural light and beckon their owners to enjoy quintessentially New York views.

With DeSalvio Park on one side and classic walk-up buildings all around, the project team hopes to capture the iconic style, rhythm and culture of Nolita. Though the neighborhood’s demographic composition has changed dramatically over the years, it maintains a local vibe of narrow streets caressed by lacey fire escapes, Plane trees and small storefronts. The 5-block long Kenmare Street is one of the neighborhood’s widest and well-trafficked thoroughfares. More recently, it has evolved into an “architect’s row” of sorts, with new modern projects that include the Nolitan Hotel at 30 Kenmare, Tadao Ando’s under-construction condo at Elizabeth Street and Kenmare, Steven Holl’s Storefront for Architecture at 97 Kenmare and Gluckman Mayner’s One Kenmare, anchoring the street’s western terminus.
