Passive House pros Zakrzewski & Hyde Architects admirably rose to the challenge with Flow Chelsea, a 24-story mixed-use building with large framed windows punctuating its stone facade. Its combination of style and sustainability helped it garner a NYSERDA Buildings of Excellence award, and leasing has launched on the apartments.
Flow Chelsea's Passive House construction includes continuous filtered air throughout the building. An airtight building envelope keeps the temperature well-regulated to an extent that allows residents to save on energy costs. Triple-glazed windows also reduce the building's ecological footprint, not to mention the noise of this particularly busy neighborhood.
Between LED lighting, emissions-reducing appliances, and electric heat pumps for the in-unit washer/dryers, Flow Chelsea's environmentally friendly attitude applies to the apartments within. However, the airy, thoughtfully designed living spaces are filled with light and as stylish as any contemporary New York apartment. The kitchens come outfitted with custom cabinetry, quartz countertops, and high-end stainless steel appliances. Stylish baths feature porcelain tiling, custom vanities, ceramic washbasins, and polished chrome fixtures. Select homes have private outdoor space.
Flow Chelsea's central location makes for a bustling environment right out the front door, but its attended lobby has a calm atmosphere as well as a refrigerated storage room. Residential amenities include a gym with Peloton bikes, a central laundry room, and bike room. Another premier offering its its excellent proximity to Chelsea's culinary scene, Whole Foods, and the multitude of transportation options found at and around Pennsylvania Station.
Over the summer, the building held an affordable lottery for 17 units ranging from $1,169/month studios to $3,051/month two-bedrooms. Market-rate units start at $4,400/month for one-bedrooms, $5,985/month for two-bedrooms, and $11,600/month for three-bedrooms. According to CityRealty listings, this puts them much closer in line with Chelsea's median rents of $4,410/month for one-bedrooms, $6,456/month for two-bedrooms, and $8,148/month for three-bedrooms.
