On the Fort Greene / Clinton Hill border, a former parking lot has come a long way. Developer RXR Realty transformed the vacant site at 475 Clermont Avenue into a 12-story residential building that offers today's renters everything they could need or want while paying homage to the area's past. Its design by Aufgang Architects was inspired by Brooklyn's industrial history, and partnerships with artists nod to the borough's attraction of creative types. San Francisco-based artist Mona Caron created a large-scale mural for the courtyard that will be visible only to residents, and the lobby is home to a custom neon art piece by Mr. Brainwash.

All 363 studio through two-bedroom units feature interiors by Durukan Design, contemporary aesthetics, hardwood floors, and expansive windows with bespoke lighting and fixtures. Kitchens come outfitted with farm sinks with pull down faucets, milled cabinetry with a blue-grey finish, stainless steel appliances, Caesarstone counters and kitchen islands. All units are equipped with a washer/dryer and select units have private outdoor space. Bathrooms are designed with a mix of stone and tile and have custom-built vanities.
In addition to Ms. Caron's mural, the courtyard has seating and dining areas centered around a fire pit. It leads directly to the 24-hour attended lobby with a lounge and library. The fitness center has a yoga studio and an adjacent outdoor space, and the children’s playroom also has its own outdoor play space. Additional features include bike parking, a pet spa, a stylish business center and private storage.
Leasing got off to a bustling start earlier this spring, and a new bath of listings has just come on the market. Studios are priced from $2,330/month, one bedrooms from $2,805/month and two bedrooms from $5,210/month. All prices are net effective to indicate two months free on a 14-month lease and three months free on a 27-month lease.
