A bold, mixed-use building on Atlantic Avenue in Clinton Hill has launched leasing for its 50 rental units, a combination of 40 market rate apartments and 10 reserved as permanently affordable through the city's Inclusionary Housing program.

Located between Classon Avenue and Grand Avenue and clad in brick, the 8-story 1007 Atlantic Avenue is prominent among the one- and two-story rugged commercial properties in the immediate area. The ground floor is reserved for retail, and above are homes with up to to two bedrooms. Market rate listings offer 13-month leases with 1 month free; studios are priced from $2,169/month, 1-bedrooms from $2,215/month and 2-bedrooms from $3,462/month.

A housing lottery for the 10 affordable units recently launched, as 6sqft reports, with monthly rent starting at just $780 for New Yorkers earning 60% of the area median income.

Interiors are peaceful with a neutral palette, modern finishes and a clean aesthetic. There are handsome black casement windows, white oak flooring, and both recessed and hanging light fixtures. Open kitchens have breakfast bars, Caesarstone countertops, Bosch appliances and custom cabinetry. Baths offer Italian porcelain tile, custom millwork vanities and Kohler bathtubs.

Each unit is equipped with climate control and a washer/dryer, and on several units are private terraces. The pet-friendly building features a video intercom, bike storage, additional on-site storage for lease, and a landscaped roof deck with areas to lounge, grill and enjoy the Brooklyn views.

The site was home to single-story commercial buildings that were demolished between 2010 and 2011, and permits for the new building list the current owner as Paul Amit of 1007 Atlantic Hill LP. 1007 Atlantic was designed by Issac & Stern Architects , the designers of a new and somewhat similar building two blocks away at 1035 Fulton Street, which opened in 2016.
