Just three months after kicking off leasing, Clinton Hill’s sleek new rental building, Myrtle at 531 Myrtle Avenue, has leased 70% of its apartments. Developed by Greystone Development and designed by the modernists at AB Architekten, the 29-unit building is the first of a two-building venture known collectively as Myrtle & Steuben.

Anchoring the corner of lightly-trafficked Steuben Street, the building is positioned steps away from all dining and nightlife offerings of a revived Myrtle Avenue. The building is also near many of Pratt Institute’s academic buildings and a short walk away from its historic campus.

Citi Habitats is spearheading the leasing efforts. Remaining units in the building have studios beginning at $2,200/month, one-bedrooms from $2,888/month and a two bedroom for $4,263/month.
The apartments are spacious, modern and airy with near full-height windows bathing interiors with sunlight and some providing private outdoor space. Jeffrey Simpson, head of Greystone Development, says, “We set out to create modern homes that pleasantly surprised local residents, effectively elevating the housing options in Clinton Hill. We harnessed AB Architekten’s vision, which was a marriage of their signature minimalist style and cool palette of blues and grays to create a unique space that resonated with the local marketplace.”

Amenities in the building include a fitness center, a rooftop terrace with lounge and BBQ area, a virtual doorman, bike storage and a washer and dryer in every unit.
To keep pace with demand, in the upcoming weeks, Greystone will launch the sister building, “Steuben,” where there will be 43 residences composed of studios to three bedrooms ranging from approximately 460 to 1,140 square feet.
