Magnolia DUMBO: Amenity-rich rental near Brooklyn waterfront begins leasing with up to 2 months free

At 1.1 million square feet and spanning a full city block, 85 Jay Street is DUMBO’s largest residential development. The condos dubbed Front & York comprise 408 units and are situated at 85 Jay Street, while the rental component, Magnolia DUMBO, comprises 320 units and is situated at 160 Front Street. Both share a historically inspired design by Morris Adjmi Architects, a prime DUMBO location, a 77,000-square-foot Life Time Fitness outpost, and a 23,000-square-foot private park designed by Michael van Valkenburgh, of Brooklyn Bridge Park fame.

The development is also home to another superlative: When RXR Realty entered contract to buy the rental component for $220 million in April 2021, it was the largest deal of its kind in recent years, and during the pandemic no less. The sale recently closed, and leasing has launched at Magnolia DUMBO, so named for the trees lining its colonnade entrance.

The development is located in excellent proximity to Brooklyn Bridge Park, Jane’s Carousel, Empire Stores, Powerhouse Books, and St. Ann’s Warehouse.
