180 Water Street, a blockbuster rental conversion in the Financial District is preparing to debut this summer. FiDi is among the fastest growing neighborhoods in the city and has more than doubled its residential population since 2000. The conversion of 180 Water Street will further augment the neighborhood by bringing 565 new market-rate rental units online, coupled with the building's new ground-floor retail.
The "International-Style" high-rise was built as a modern, 580,000 square foot office block in 1971. Across from the Seaport District and just two short blocks from the East River waterfront, the building rises shear along a full John Street blockfront. Construction permits were filed in early 2015 by Emmes Realty, which paid $151 million for the property in 2013.

Avinash K. Malhotra Architects is serving as the architects of record with award-winning design firm CetraRuddy handling the interiors. From street level, the most noticeable change will be the building's brand new, floor-to-ceiling windows and new spandrel panels tinted in a soft blue-green color. Hidden from view will be a 40-foot wide courtyard that will be carved into the building's core above the second floor. The removed floor area will be relocated to the roof, increasing the building to 29-stories.
According to MetroLoft, the project's leasing managers, 10,500 square feet of retail space will be positioned on the ground floor, and above are residential floorplates of 20-22 apartments. Residences will include in-unit washer/dryers, soaring ceiling heights of more than 10 feet and oversized windows.
The amenity suite includes a 24-hour doorman, rooftop lounge and terrace, an outdoor rooftop pool, and full fitness center. Winick is handling the retail leasing. Residential leasing is slated to begin within the coming weeks as per MetroLoft's page on the development.
