In April 2025, New York City launched a public review for OneLIC, a rezoning plan that could bring nearly 15,000 new homes to Long Island City, at least 4,000 of which would be affordable. The plan covers 54 full or partial blocks from Gantry Plaza State Park to Queensbridge Houses, and from the East River waterfront to Court Square and 23rd Street. This waterfront stretch has been mostly industrial, but the rezoning will allow for high-density mixed residential, along with some commercial and light industrial buildings. The city also plans to redevelop three city-owned sites near Anable Basin, including one where Amazon briefly considered building headquarters in 2019.
More than 500 people attended the plan's first public hearing on May 21, where Council Member Julie Won emphasized that she will vote against the final plan if it does not include commitments to community priorities like permanently affordable housing, expanded school seats, and a fully connected and accessible waterfront from Gantry Plaza State Park to Queensbridge Park. The final vote is still some time away, though; Queens Community Boards 1 and 2 will cast advisory votes as part of the ULURP process in June.
In the meantime, new residential development is going strong. Notably, forthcoming rental The Orchard has outstripped condominium Skyline Tower as the tallest building in Queens. The building spans a full city block and will be surrounded by a 1.5-acre public park. Future residents are assured of expansive water and city views between its 823-foot heights and floor-to-ceiling windows pictured in renderings, and over 100,000 square feet of indoor and outdoor amenities will include a port-cochere entrance, a fitness center, a game room, a landscaped backyard with outdoor pool and pickleball courts, and a 70th-story indoor/outdoor Sky Lounge. Construction topped out in fall 2024, and leasing is expected to begin in January 2026.
The Orchard takes its place in a robust residential scene in Long Island City. Much of the early rental development comprised soaring towers with high-end finishes, top-of-the-line appliances, and spectacular views, and the majority of it was centered around transportation hubs like Court Square (home of the E, M, G, and 7 trains), Queensboro Plaza (N/W), and Queens Plaza (E, M, and R). However, further development has fanned out into the Dutch Kills section of Long Island City in the wake of a 2008 rezoning, and some rentals have taken shape on a more boutique scale than their skyscraper counterparts.
Many Long Island City buildings tout their proximity to Manhattan, but there is much to offer close to home. MoMA PS1 and SculptureCenter make for an excellent cultural scene, and CultureLab LIC is gearing up for a summer concert series. Hunter's Point South Park and Gantry Plaza State Park offer gorgeous waterfront green space, and a robust dining scene includes the JACX&CO food hall, Michelin-rated restaurants, and a recent influx of Asian restaurants.
National retailers have also taken notice of Long Island City, with Trader Joe's and Target opening in the past five years.
