A summer launch has been set for a new 10-story, 428-unit rental development called ARC at 30-02 39th Avenue in the Dutch Kills section of Long Island City.

The team behind the project recently debuted a registration site with a brand new rendering of the building's most eye-catching amenity - a rooftop pool and sun deck with expansive views of the Manhattan skyline. A brief video also appears on the new site and its goal is to make one thing clear - this is no cookie cutter development.

The project is from the Lightstone Group and topped out in January, and has since steadily enclosed its structural frame with a cast-in-place concrete exterior designed by Gerner, Kronick + Valcarcel Architects. Apartments will have up to two bedrooms with expansive casement-style windows, accompanied by features like Bosch appliances, in-unit laundry, custom cabinetry, and quartz stone countertops.

There are more than 50,000 square feet of amenities spread throughout the building, including the Rooftop Pool Club, but another notable space is a half-acre interior private park with a greenhouse. The full roster includes an attended lobby with concierge, residential lounges, collaborative workspace and bike storage. There is a health club with a spin room and yoga studio, private training facilities, a basketball court, a game room and a golf simulator. Additional outdoor amenities include barbecue grills, cabanas and bocce.

ARC's location is a short walk from Queens Plaza and a 10-minute commute to Manhattan. Visit CityRealty's ARC building profile for more details or register directly on the leasing site.
