The housing lottery for Essex Crossing's 115 Delancey Street officially kicked off today, giving eligible New Yorkers a chance to apply for its 98 affordable studios, one-, two-, and three-bedroom apartments. And those who missed the lottery for 145 Clinton Street (now dubbed "The Rollins") can rejoice - apartments at 115 Delancey also start at $519/month. The apartments are reserved for households making 40-165% of the area median income (AMI), but the bulk of the units (47) are available for households making 60%. Residents of Community Board 3 will receive preference for 50 percent of the affordable units. Former site tenants of the Seward Park Extension Urban Renewal Area (SPEURA) will receive an additional priority. Applications must be postmarked by February 13, 2018.

The 26-story building, also known as site 2, is the tallest in the mega-development and will house the Essex Street Market, a 14-screen Regal Cinemas Theater, a rooftop urban farm, and the first phase of the Market Line, a bazaar-like marketplace set to be one of the largest in the world. Amenities will include a fitness center, yoga room, children's playroom, resident's lounge, communal terraces, bike storage, a part-time lobby attendant, and an on-site superintendent.

115 Delancey Street will contain a total of 198 residential units, so stay tuned for the market-rate rentals, which are sure to debut before the building's opening in the summer of 2018.

Brought forth by Delancey Street Associates (DSA), the overall development will boast 1,078 affordable units, many of which will be available at 140 Essex Street (Site 8), the upcoming fully-affordable senior housing building. Construction of Phase II of the complex, which is comprised of 140 Essex, 202 Broome Street (Site 3), and 180 Broome Street (Site 4), will start later this year.
