As Broadway readies for reopening, The Nyles debuts Hell’s Kitchen rentals with 1 month free

Just over a month before the majority of Broadway theaters reopen on September 14, new guidelines have been issued for the shows. The Broadway League has announced that all theaters will require vaccinations for all members of the cast, crew, theater staff, and audience; additionally, given the rise of the Delta variant, audience members will be required to wear masks indoors.

A stone’s throw from the Theater District, leasing has launched at The Nyles. The seven-story, 27-unit rental rose on the former site of a parking lot, and the design by Kutnicki Bernstein Architects depicts oversized picture windows set in a dark metal facade.

Current availabilities start at $3,200/month for studios, $3,800/month for one-bedrooms, and $4,350/month for two-bedrooms. The building is offering one month free rent on a 12-month lease.

According to permits filed in September 2017, there are three units on the ground floor and only four units per floor the rest of the way up. All apartments feature modern floor plans, oversized windows, sutton oak flooring, generous closet space, and in-unit GE EnergyStar washer/dryers. Kitchens come equipped with white mist quartz counters, custom walnut soft-close cabinetry, and built-in GE stainless steel appliances. Baths feature rain showers, abundant vanity storage, and and Moen Arris matte black iron fixtures. Several homes offer private outdoor space.

The Nyles is located in a bustling section of Hell’s Kitchen near Times Square, Restaurant Row, Hudson River Park, the flexible-format Target in the base of the nearby Bloom on Forty Fifth, and the A/C/E subway lines. However, the building’s furnished courtyard and furnished roof deck with BBQ grills and dining and lounging areas offer outdoor escapes in the building. Additional amenities include a virtual doorman and bike room, and the building is pet-friendly.
Moreover, The Nyles has taken shape in an especially development-rich section of Hell's Kitchen, all the more remarkable given the height limits enforced throughout. Nearby, The Landon at 520 West 43rd Street has recently-renovated apartments starting at $3,255/month for studios and $4,100/month for one-bedrooms. A block to the west, availabilities at the amenity-rich Oskar start at $3,375/month. This puts them above the Midtown West median rent, which comes in at $2,950/month for studios and $3,914/month for one-beds (figures per CityRealty listings).
