EŌS (855 Avenue of the Americas), a shimmering, COOKFOX-designed tower known for its green design and luxe amenities, has just started accepting applications for 19 middle-income apartments. New Yorkers earning 90, 100, 110, and 120 percent of the area median income can apply for units ranging from a studio for $1,448/month to two-bedrooms at $2,519/month. Market rate apartments start at $3,552/month for studios, $3,964/month for one-bedrooms, and $6,300/month for two-bedrooms; all prices are net effective, reflecting a new construction concession of two months free rent. All residences are outfitted with floor-to-ceiling windows, hardwood floors and in-unit washers/dryers. Interiors by McGinley Design feature kitchens with custom Italian cabinetry, polished quartz countertops, Liebherr paneled refrigerators and Bertazzoni cooktops and ovens. Bathrooms have walk-in showers, custom wood vanities, Kohler commodes and Hansgrohe fixtures in polished nickel.

To residents' delight, Nordstrom Rack opened in the retail portion of the building at the end of October. EOS also has a full-time doorman and concierge, an on-site resident manager, and an impressive amenity package. A health club has a fitness center with plenty of cardio machines, weights and equipment, along with a spin and yoga studio. The gymnasium has half-court basketball, there is a pool, golf simulator and changing rooms with lockers. On the 41st floor with sweeping Manhattan views is a game room, screening room and lounge. A landscaped rooftop terrace has outdoor dining and an adjoining indoor lounge.
