Move-ins to begin at The Set, Related's new take on pied-a-terres in Hudson Yards

As work arrangements get more flexible, logic dictates that some people's living arrangements might follow suit. Amidst this backdrop, Related conceived The Set at 455 Tenth Avenue. Described by Related CEO Jeff Blau as the combination of “a world-class residential building, five-star hotel services, and private members club into a place residents can call home,” The Set acts as a modern take on a pied-a-terre for people who only need to be in the city a few days a week, or a home for full-time New Yorkers. Either way, leasing is underway and move-ins are set to begin on September 30, 2022.
Current availabilities start at $5,230/month for studios and $7,045/month for one-beds. These come in well above the median rent for Midtown West, which CityRealty listings puts at $3,486/month for studios and $4,500/month for one-beds. However, it is important to note that these fees include an array of impressive features that a traditional renter would pay extra for on top of the monthly rent. All apartments at The Set come fully furnished, and residents have a choice of designer furniture and accessory packages. Monthly fees at The Set also include weekly housekeeping, package and grocery delivery, laundry and dry-cleaning service, and room service. Moreover, The Set offers more flexible lease terms than most traditional rental buildings.
The building is located just up the street from the glassy supertalls that define Hudson Yards, and its design by Handel Architects sets it apart with terra cotta accents. It offers two separate entrances - one for The Set residences, and one for those of Coterie Hudson Yards, which is located on the lower floors of the building and described by the New York Post as "not your grandfather's retirement home." The Set's interiors are by March and White Design (MAWD), which also teamed up with Related on Lantern House in Chelsea.

Residences at The Set begin 15 stories up to make the most of breathtaking city views through floor-to-ceiling windows. Interiors boast such enviable features as:

The Set offers three floors of dedicated amenity space. A dedicated wellness floor houses a state-of-the-art gym, yoga studio, and virtual fitness studio. Social amenities include a demonstration kitchen, lounge space, private dining room, game room, screening room, room with golf simulator and virtual reality games, and terrace with barbecue pods.

To top it all off is The Set Club, a residents-only social club located at the top of the building and offering 44th-floor office space, a rooftop pool and garden, and Directors of Experience that serve as a dedicated concierge. The Set Club also offers a residents-only restaurant and bar run by acclaimed chef Dan Kluger, whose portfolio includes Loring Place and Washington Squares in Greenwich Village.
In addition to the exclusive food and beverage programming at The Set, Mr. Kluger is set to open Greywind, a new public restaurant, in the building; residents will enjoy reservation preference, a private entrance, and room service options. Residents are also well situated for easy access to the myriad dining options of Hudson Yards, Manhattan West, and Hell’s Kitchen.
