In the shadow of Property Market Group’s bricky condominium at 10 Sullivan Place, P. Zaccaro Co., Inc. (PZCo) is putting the finishing touches on their ground-up, seven-story rental building at 75 Sullivan Street. The building presents a rare opportunity to rent in a newly-constructed building in SoHo, which for the most part has mainly built very high-end condo buildings and boutique office spaces in recent years.
Five listings hit the market last week ranging from an $8,500 per month one-bedroom unit on the seventh floor to an $19,000/mo full-floor, three-bedroom penthouse. The lowest priced unit, Apartment 7S, is a large one-bedroom apartment with 966 square feet of space. Most notable are its two outdoor areas, an east facing 315-square-foot terrace, and a west-facing 23-foot wide balcony overlooking lightly trafficked Sullivan Street. The building’s public face is clad in tan masonry panels with a rhythm of single and paired windows moving across the facade. Throughout most of the exterior, windows are framed in two story groupings, minimizing the scale of the building, though this and its flat facade appear discordant with the block’s fire-escape fronted buildings.
