In the Morris Park neighborhood of the Bronx, a newly constructed rental residence has several one- and two-bedroom units listed from $1,950/month. The building is called The Equestrian and sits atop a former horseback-riding business at 1680 Pelham Parkway - not far from I-95 and the Hutchinson River Parkway.
It opened in 2017 and the development made headlines in 2015 when the NYTimes profiled a squatter at a barn on the site, which had to be demolished for new construction. Permits were first filed with the city in 2015 and the project was finished last year. It was developed by the Stagg Group, a builder of both market-rate and affordable developments including new Riverdale rental The Park at 6155 Broadway. Badaly Architects designed the building and has crafted others in the Bronx including 1081 Tiffany Street and 2065 Ryer Avenue.

Residents of The Equestrian have onsite amenities including ample parking, a fitness center and a laundry room. A pet friendly policy allows dogs to take advantage of the plentiful greenspace directly across the street. Also not far is Mercy College - Bronx Campus, Pelham Bay Park and the Mall at Bay Plaza.
Inside, homes have plank wood floors and a contemporary casual aesthetic. The one-bedrooms have roughly 650 square feet and start from $1,950/month, while two-bedrooms have 800 square feet and start from $2,350/month. Kitchens offer stainless steel appliances including a dishwasher and a microwave. Bathrooms are designed with white subway tile and glass enclosed showers.
