The autumnal equinox isn't until September 22, 2022, but September 1 is considered the first day of fall by meteorologists, climatologists, and the casual observer alike. Fall typically means the end of New York's frenzied moving season, but it remains to be seen whether that will be the case in the current market. Average Manhattan rents remain stratospheric, having topped $5,000/month earlier this summer. This, combined with a number of workplaces offering more flexible arrangements, has opened the minds of many renters to further reaches of the outer boroughs; which in turn has brought bidding wars to run-of-the-mill apartments in somewhat remote areas.
Meanwhile, between insufficient new residential construction, renters holding onto their reasonably priced listings, and rising interest rates scaring some away from buying, inventory remains tight. Some have wondered how long the high-priced rents can last, and have speculated that we could be in for a price drop later this fall or winter. However, it must be noted that even if this does come to pass, we are not likely to see the deals some enjoyed during the darkest days of Covid.

Amidst this landscape, CityRealty listings show a total of 4,976 publicly listed units for rent throughout Manhattan, Brooklyn, and parts of Queens, the Bronx, and the New Jersey Gold Coast, down 32.4% from this time last year. Among them, a total of 204 rental listings throughout New York experienced price reductions from August 23-30, 2022. We take a look at some notable listings below.
