Overview of The Ellington at 260 West 52nd Street

The Ellington is a 29 story, 216 unit rental completed in 1987 at 260 West 52nd Street and 860 Eighth Avenue. It was among the first new projects in the redevelopment of Midtown’s Eighth Avenue corridor. Its red brick façade rises from a broad base with ribbed piers and large windows, then steps back to a narrower tower lined with balconies.

The massing creates about 11 apartments per floor in the base and roughly six per floor in the tower. Studio layouts commonly pair a windowed sleeping alcove with a closed L shaped kitchen and a wall of windows. One and two bedroom plans often have walk-in closets, while double exposures recur in both; the setback tower also incorporates numerous private balconies.

The building has a 24 hour attended lobby with doorman and concierge service, a fitness center, bicycle room, resident storage, and laundry facilities on every floor. Pets are permitted, and rent includes heat, hot water, and cooking gas. Rose Associates manages the property. The Ellington adjoins the Theater District, with Times Square several blocks south.

Broker & Resident Comments

This "prime Midtown location" offers "spacious" apartments in a "well-maintained" doorman building that's garnered praise for its "exceptional" staff and "swift maintenance response." While the "fantastic" location near Times Square provides "unbeatable convenience" to transit and entertainment, some note it comes with "expected city noise." Building perks include "laundry on every floor" and a "pet-friendly atmosphere," while the "personal touch" of the doormen makes it feel like "home." Though "recently renovated units" shine, some older apartments "await updates." A solid choice for those prioritizing "location and service" over "perfect quiet."
