Prism at Park Avenue South is a 40 story glass tower completed in 2016, with an angular design by Christian de Portzamparc, architect of One57 and the LVMH Tower. Its 472 foot form is shaped by chamfered corners, cantilevered sections, sloping rooflines, and a narrow southern wing that appears separated from the main volume. Gary Edward Handel served as executive architect.
The building combines 269 rental apartments on the lower 22 floors with 81 condominiums on the upper 18. Equity Residential developed the rental portion, while Toll Brothers developed the condominiums. The two components have separate entrances, with rental access on East 28th Street and the condominium entrance on Park Avenue South.
The attended building has a full time doorman, concierge, live-in superintendent, resident storage, bike storage, central air, and in-unit washer and dryers. Shared spaces include a swimming pool, fitness center, spa and therapy room, screening room, event room, residents lounge, children’s playroom, garden courtyard, rooftop terrace, and outdoor entertainment space. The property is LEED accredited and permits pets.
Prism occupies the corner of Park Avenue South and East 28th Street in the Flatiron and Union Square area. Madison Square Park is several blocks south, while the restaurants and shops of NoMad and the surrounding Park Avenue South corridor extend around the building.
