The Naftali Group in partnership with Rockefeller Group have cleared a full block of walk-up buildings on the Upper East Side to make way for a soaring condominium tower designed by Robert A.M. Stern Architects. Slated to stand 35 floors and 489 feet high (from street level to pinnacle), the development at 200 East 83rd Street will be the seventh-tallest in the neighborhood behind 520 Park Avenue, Trump Palace, The Belaire, Bristol Plaza, One East River Place, and almost-complete 180 East 88th Street.
In July, the developers announced that they have secured $176 million in financing to begin construction on the 250,000-square-foot project. According to The Real Deal, the developers finalized the acquisition of the site, situated on Third Avenue between East 82nd and 83rd streets, from Muss Development and the Aryeh family in March for $167 million.

There will be 86 residences inside averaging more than 2,000 square feet based on calculations from city permit applications. An approved zoning diagram shows the tower will feature a classical and symmetrical massing with many terraces and a setback crown. Permits show there will be a 26-vehicle automated parking garage, basement storage, ground-floor retail, and a library. The 17th floor will be fully dedicated to resident amenities and will include a swimming pool, lounge, steam room, sauna, and outdoor loggia.
While this building falls just short of the 500-foot/50-floor cutoff that often defines the minimum height of a skyscraper, our custom High-Rise Condo Index, which tallies the average sales of Manhattan condos more than 500 feet high, shows that city's tallest buildings have mostly held their values, with their cumulative closing average currently at $2,741 per square, close to their record highs achieved in 2016 and 2018.
The tower will have no more than two apartments per floor above the seventh level. Floors 32-35 will have two full-floor apartments and a duplex penthouse. Mid and high floors will have wide angle views of the skyline, Central Park, and the East River. The project is near the newly-launched Beckford House and Tower, a pair of prewar-inspired condo-towers now selling graciously-proportioned units from $2.1M to $10M.
Led by Mike Naftali, Naftali Group's other notable condominiums in the city include The Shephard in the West Village, The Seymour in Chelsea, and a pair of opposing condos at 210 and 221 West 77th Street on the Upper West Side. All of Naftali's project's to date have employed a traditional aesthetic and have sold near the upper echelons of prices within their respective neighborhoods. Close to 200 East 83rd Street, the developer is making headway at 1045 Madison Avenue, also designed by Robert A.M. Stern.
Naftali's project partner, the Rockefeller Group, is busy completing their first-ever residential building named Rose Hill. Last month, the 123-unit NoMad condo designed by CetraRuddy topped out construction.
