On July 15, it will feel a bit more like a New York summer when Governors Island reopens. However, there are some changes in place: Starting July 10, tickets will go on sale for Governors Island ferries with limited capacity to allow for social distancing. Masks must be worn, even on the upper deck, and visitors must depart at the assigned ferry time selected at purchase. Outdoor events, indoor activities, and sports programs remain cancelled or closed, but the Urban Farm is open for passive visits on weekends, and the island will be open for activities like hiking, biking, walking, and running. Whether for solo passive recreation or elaborate events, Governors Island is a powerful draw for its ability to provide a peaceful escape just 800 yards from Manhattan and an even shorter distance from Brooklyn. Activities of any kind are enhanced by spectacular views of New York Harbor, the Statue of Liberty, and the Lower Manhattan skyline.

In addition to enhancing leisure activities, waterfront vistas prove a powerful lure to residential buyers - all of Brooklyn's top sales overlook the East River and New York Harbor. Quay Tower, an ODA-designed tower on the Brooklyn Heights waterfront, is home to Brooklyn's most expensive single residence, a penthouse that closed at $20.3 million earlier this spring (and broke the borough record set by Matt Damon). Additional closings in the building, including a seven-bedroom condo that closed for $10 million and a six-bedroom unit that closed for $6.98 million, rank among Brooklyn's top sales. It joins the ranks of One Brooklyn Bridge Park, 1 John Street, and Pierhouse at Brooklyn Bridge Park in an aesthetically pleasing residential community that has sprung up in Brooklyn Bridge Park.

Quay Tower's visually pleasing architecture, extensive amenities, and warm, natural interiors make for an appealing abode. Its remaining two- to five-bedroom availabilities range from $1.675 million for a two-bedroom to $6.6 million for a three-bedroom penthouse.
The damage caused by Superstorm Sandy could give some pause to the thought of buying waterfront property, no matter how stunning the view, but the memory is equally vivid for developers, designers, and city officials: Subsequent new buildings have come up and are rising with new resiliency standards and building codes in place to keep Tropical Storm Fay and other hurricanes from causing similar damage to buildings in flood zones.
