Barely halfway into April, it is shaping up to be a busy and exciting spring for Ceruzzi Properties: Sales just launched at The Centrale in Midtown, and The Hayworth in Carnegie Hill does not look to be far behind. Construction topped out last summer, and a teaser site recently launched for the highly anticipated tower on the corner of East 86th Street and Lexington Avenue.
The Hayworth’s design by HOK Architects stands out for its height of 210 feet—modest by New York standards but the height limit of the area—and façade featuring full-height windows framed by pale stone panels. Inside, the 61 two- through five-bedroom units will start on top of the retail base and have interiors designed by SheltonMindel. Residential amenities conceived with experts from The Wright Fit and the 92nd Street Y will include a lounge, children’s playroom, screening room, and landscaped roof deck. Prices are not yet available, but an accepted offering plan lists a $92 million sellout. Occupancy is estimated for fall 2019.
While residential sales are still on the horizon, The Hayworth’s retail space has been fully leased. JP Morgan Chase recently signed a 10-year lease for 6,000 square feet in the base of the building. It joins Old Navy, which will occupy a 23,500-square-foot multi-level space for its first Upper East Side outpost. Moreover, the development team is working with the MTA to build a new, wider staircase and elevator kiosk to the 86th Street subway stop directly below the new building.
