As far as intersections go, the corner of East 86th Street and Lexington Avenue is the most bustling on the Upper East Side. With the Lexington line's 4,5,6 subway station below, the location offers express commutes to Midtown (59th Street and Grand Central) in under ten minutes. A decade ago, the corner welcomed Extell's glassy condo, The Lucida, whose roster of residents have included Ricky Martin, David Cone, and Jesse Tyler Ferguson. Now directly across the street at 155 East 86th Street, a joint venture between Ceruzzi Holdings and Kuafu Properties is building The Muse Condominium, which has just topped out construction.
Shaped by HOK Architects, the 18-floor structure stands a modest 210 feet — the height limit of the area. The 230,000-square-foot project will have a three-story retail base which will include a state-of-the-art fitness center on the second and third floors. The developers are also building with the MTA a new, wider staircase on the sidewalk to access the subway station below.

Now being installed is an articulate facade composed of jade-colored, full-height windows framed by creamy, cast-stone panels. Thankfully, the curtain wall provides lots of depth, with chamfered elements, reveal lines, and angling windows to lend better views of the surrounding cityscape and East River.

The Muse's retail base
Above the retail will be 61 residences honed by interior designer SheltonMindel. They will range from two- to five-bedroom spreads and will reportedly average 2,485 square feet apiece. A short list of the Muse's amenities includes a residential lounge, children's playroom, and a landscaped roof deck. Delivery is anticipated in 2019.

Back in 2015, Commercial Observer reported that prices will average around $3,000 per square foot. Recent sales in The Lucida average just north of $2,000 a foot and asking prices in The Brompton average $1,846 a foot. However, Carnegie Hill's latest condo offering, 180 East 88th Street, has available spreads priced at $2,900 a foot on average. Finishing construction directly behind The Muse is The Alyn, a high-end rental with 56 one- to five-bedroom apartments.
As we previously mentioned, Ceruzzi Properties, founded by the late Louis Ceruzzi, is busy erecting a trio of sky-high condo towers further south in Midtown. They are 151 East 60th Street whose site is nearly cleared, 138 East 50th Street where sales are imminent, and 520 Fifth Avenue which is readying for construction.
