Two decades since being a twinkle in a developer's eye, City Point, a three-phase complex in Downtown Brooklyn has opened its final building for residential occupancy. Appropriately named Brooklyn Point, the 720-foot-tall skyscraper is not only the tallest in the city outside of Manhattan, but is capped by the hemisphere's highest outdoor pool. While its superlative titles are surely ephemeral --Michael Stern is building a taller tower a block away-- Brooklyn Point's appeal will be long-lasting as it brings one of the most comprehensive amenity packages and accessible locations on its side of the East River.

The 68-story condominium shares its full block with a destination shopping center that serves as a podium to the rental towers of 7 Dekalb and City Tower. The city-owned block was previously home to the dilapidated (and crime-ridden) Albee Square Mall/Gallery at Fulton Street which was demolished in 2008. The site was considered for an office tower to be used as a temporary home for the United Nations as they performed repairs to their Secretariat building along the East River.

In 2007, Acadia Realty Trust and Washington Square Partners closed on a 99-year ground lease for the city-owned City Point site and in 2009 picked up $20 million worth of tax-exempt recovery zone facility bonds through a federal stimulus program. The team proceeded to draw up plans for a mixed-use development that had to be finished by 2020 according to terms negotiated in the lease.
The size of the 1.8 million square foot City Point plan was made possible by a Bloomberg administration-led 2004 rezoning of Downtown Brooklyn to facilitate 6.7 million square feet of new development. While the amount of office space produced from the rezoning has fallen well short of expectations, and most of the two dozen new towers that have risen could be considered vertical blight, the rezoning has brought in thousands of new residents, retailers, and a dash of public space to the once shabby area. In addition to a semi-pedestrianized Willoughby Street and a landscaped median along Flatbush, the city promises to fully build a long-planned park at Brooklyn Point's front door called Willoughby Square.

In 2015 Gary Barnett's Extell Development paid $115.5 million for the rights to build Brooklyn Point on the block's northernmost, 21,500-square-foot patch of land. The One 57-builder commissioned the skyscraper know-it-alls of Kohn Pederson Fox (KPF), SLCE, and AD 100 designer Katherine Newman to make their first foray in King County a standout. While the finished exterior design is rather tepid, almost to the point of being forgettable, a canted roofline and staggered, bright-white vertical strips help make the tower more interesting than the standard glass box.
