260-Kent-Avenue-2 Newly-released rendering of 260 Kent Avenue designed by COOKFOX Architects
When Two Trees Management first unveiled their Domino Sugar site master plan in 2013, it was made known that SHoP Architects would design two of the four new buildings while the others would be handed off to other design firms. Today, a press release announced that COOKFOX Architects is handling the design of the second tower at 260 Kent Avenue and its ground-breaking will take place next month.
Envisioned to soar 42-stories above the Williamsburg waterfront, the bifurcated high-rise will be located at the northernmost site in the development. Inside will be 330 rentals apartments, 150,000 square feet of offices and 13,000 square feet of retail. More than twenty percent of the apartments will be earmarked as affordable housing.

Echoing the original vision outlined by SHoP, COOKFOX provides two interlocking towers that share a common retail podium. The podium’s roof will be topped by shared outdoor recreation space for both residential and workplace tenants. The 22-story-tall northern tower will contain office space with modest-sized, 6,000-square-foot floorplates, while the larger southern tower provides shallower floorplates and rises substantially higher. Where the two components meet in the sky, it appears there will be two high-ceilinged amenity floors and rooftop terrace.
Per the press release, the façade design is inspired by the molecular pattern and forms of sugar crystals. In case you’ve been asleep at the wheel, a sprawling Domino Sugar manufacturing facility occupied the 11-acre site for more than a century. The release goes on to say that the façade will be constructed of angled white precast concrete that will create a deep, faceted elevations designed to create a play of light and shadow. Additionally, the façade is designed to self-shade with each elevation formed to respond to its specific solar orientation.
The announcement comes on the heels of the rendering-release of the plan’s six acres of open space designed by James Corner Field Operations and the near-completion of the plan’s first tower, 325 Kent Avenue, designed by SHoP Architects.
