In New York City, it generally takes a few weeks between a residential real estate deal closing and the sale being recorded by the NYC Department of Finance. As a result, the first week of August 2025 reflects sales that took place in early to mid-July 2025, a time marked by political instability at local, national, and global levels. Add in seasonal slowness, and both the number of sales recorded and aggregate dollar volume experienced noticeable week-over-week drops.
However, all of the five highest-priced sales of the week came in above $10 million and were located in some of Manhattan's most in-demand buildings among luxury buyers. New development condos put on a strong showing, accounting for the majority of the top ten sales.

The top sale recorded on the first full week of August 2025 was Residence #66B at Billionaires' Row standard-bearer One57. The three-bedroom's closing price of an even $24 million is $2 million shy of the ask when it entered contract in June 2025. Public records show that the seller, listed as an LLC (as was the buyer), bought it from the sponsor for $19.2 million in June 2021. But this sticker price does not take into account the sum the hotelier/art collector spent on a renovation that was featured in Galerie.
It was closely trailed by Residence #31 at the Robert A.M. Stern Architects-designed 520 Park Avenue, which closed for $22 million. The sellers of the full-floor four-bedroom ultimately took a $4 million loss; however.
When Residence #31 entered contract with a $25.95 million ask in June 2025, it was known that Extell Development Group was planning a massive new project at 655 Madison Avenue, which could potentially block this mid-rise apartment's western exposures. Since then, Extell has submitted a rezoning application that seeks to redistribute the bulk of the planned supertall tower. Submitted drawings show that Extell seeks to leave some room between 520 Park and their tower.
The week's top Downtown sale and third-highest overall was Residence #5J at 443 Greenwich Street, which sold for an even $14 million. The seller is listed as a trust, but The Real Deal identified them as actor Jake Gyllenhaal and noted that the sale took place in an off-market deal.

Mr. Gyllenhaal's home was not the only celebrity-linked apartment among last week's top sales. Last week, when Academy Award-nominated actor Liam Neeson sold his apartment in The Park Millennium for $10.3 million, it was predicted that it would rank among the top sales of this week. It did, but only just: Residence #28D had the week's fifth-highest sale. While nearly $2.5 million below the price the star of summer hit The Naked Gun initially sought in February 2024, he nevertheless makes a profit of $6.4 million on it. When Crain's New York Business announced the listing, it noted that Mr. Neeson now spends much of his time at an upstate New York estate.
When The Park Millennium took shape in the 1990s (a few years before Mr. Neeson and his late wife, Natasha Richardson, purchased their apartment from the sponsor), it was part of a new wave of condo development around the Lincoln Center performing arts complex. But in the decades that have passed, the area around Lincoln Center is in the midst of another change, largely driven by Disney's departure for Hudson Square and Extell's plans for the former campus.
As a result, newer, taller, and more luxurious buildings like 50 West 66th Street, another Extell project, might be stealing the thunder of what would now be considered the older guard. Residence #5D, a five-bedroom House Residence in the building, indeed edged out the Park Millennium unit, coming in at the week's fourth-highest sale with an $11.7 million closing price.

This was the top sale of the week when the LLC-identified seller purchased it from the sponsor in March 2023, and will likely be the highest-priced sale of next week. However, it was not recorded in time to be included in the sales logged on the first full week of August 2025.
