Over the past several weeks, Downtown buildings and Billionaires' Row towers have largely dominated Manhattan's top sales. But as July 2025 gave way to August, the majority of the highest-priced sales took place on the Upper East Side, and the top Downtown sale tied with an uptown unit for the week's eighth-highest price.
The number of sales recorded throughout Manhattan dipped slightly week-over-week, and fewer uber-luxury sales were recorded during this time. This couldn't help but drive down the aggregate dollar total.

Only four condop sales were recorded last week, but one had the week's highest-priced sale by a comfortable margin. The sixteenth floor of The Stanhope, the residential conversion of the Rosario Candela-designed Stanhope Hotel on upper Fifth Avenue, sold for an even $22,000,000. Public records show that the seller, who is listed as an LLC, took a loss; they paid $27,376,940 for it in June 2012.
The massive apartment was originally the hotel's ballroom, and has been on and off the market since September 2021, when it was listed for $29,500,000. It entered contract with a $24,250,000 asking price in May 2025. The listing notes that there is an option to purchase a separate staff/guest studio apartment, but the buyer (also listed as an LLC) does not appear to have taken advantage; this studio remains on the market .

It was trailed by a unit in another Candela design. Residence #4A at 2 East 70th Street had the week's top co-op sale and second-highest overall. The $14,900,000 closing price includes the three-bedroom apartment and a separate staff room, and comes in at the ask when it entered contract earlier this spring. Public records identify the seller as David Hamamoto, a finance executive whose firm helped electric truck maker Lordstown Motors make its initial public offering in 2020, and indicate that he paid $13,250,000 for it in March 2013.
The week's top condo sale also took place on the Upper East Side. Residence #44, a full-floor penthouse at 180 East 88th Street, closed for $13,200,000; while slightly under the ask when it entered contract in May 2025, it was still good enough for the third-highest sale overall. The buyer is listed as a trust, and is set to enjoy magnificent skyline and East River views from oversized windows throughout.
The penthouse at The Campanile rounded out the week's top sales at $8,950,000, the second-highest co-op and fifth-highest overall. The duplex penthouse with a private terrace overlooking the East River was once owned by acclaimed stage actress Mary Martin, whose resume included roles in Peter Pan, South Pacific, and The Sound of Music. She lived there at the height of her Broadway career; more recently, the sellers bought it in estate condition and embarked on a massive renovation (h/t New York Post). It was listed for $9,800,000 in August 2024, and entered contract for that price in spring 2025.
Also of note, the past week was a good one for new development condos on the Upper West Side. Residence #16F at 50 West 66th Street, the neighborhood's current tallest building, closed for $9,369,631 in the week's fourth-highest sale overall. Apartments at Fifteen and 200 Amsterdam Avenue also ranked in the week's top ten. Other Upper West Side condos with multiple sales recorded included 720 West End Avenue, 155W68, and 96 + Broadway.
Further uptown, two sales at 76 West 105th Street, a boutique condominium by INOA Architecture, were recorded, thus selling out the building. The townhouse has a private backyard; the penthouse has a private roof terrace; and both units boast expansive proportions, high ceilings, kitchens with Gaggenau appliances, luxurious primary suites, and levels connected by both stairs and elevator.
Additionally, around the time The Naked Gun was released in theaters to solid box office numbers, star Liam Neeson sold his apartment in The Park Millennium for $10,300,000. While below the ask when it entered contract in June 2025, and over $2 million less than he initially sought for it, this is still nearly triple the amount he and his late wife, actress Natasha Richardson, paid for it when they bought it from the sponsor for around $3.9 million in 1999. It will likely rank among the top sales of next week; however, it was not recorded by the city in the time frame reported below.
