For the third week of December 2020, 196 market-rate condo, co-op, and condop sales were recorded throughout Manhattan, aggregating to a total of $312,442,555 in deals and a median price of $922,500. The 91 condo sales came to a median price of $1.434M, or $1,429 per square foot. The 104 co-op sales came to a median price of $710,000 (all figures per CityRealty data).

The top sales of the week came in from various coveted neighborhoods throughout Manhattan. Nine of the top ten deals were condo units, six of which were in new development buildings finished in the last five years. Leading the pack was a 59th-floor two-bedroom at One57 which closed for $18,405,994 or $4,090/ft2. The deal is one of the biggest of the year outside of units sold in 220 CPS. Four of the top 10 sales were from buildings located on the Upper East Side with DDG's 180 East 88th Street selling a 32nd-floor four-bedroom for $7M and the French-inspired 27 East 79th Street selling a two-bed floor-through for $5.29M. On the contract-signed front, the high-end Manhattan market had another strong week, with 17 deals signed of $4 million or more, according Donna Olshan's weekly luxury market report . The biggest deal reported was a $40 million duplex sold in the West Village's knockout condo, 150 Charles Street. An off-market transaction took place where Barry Sternlicht, the billionaire co-founder and CEO of Starwood Capital Group, sold the 5.698 square foot spread to a domestic buyer.

Deals on the Upper East Side and up and down the Hudson River waterfront dominated the list. The report also notes that Manhattan luxury sales have rebounded in the fourth quarter and the total amount in signings is now outpacing Q4 2019.
