From October 3-9, 2021, a total of 444 Manhattan condo, co-op, and condop sales closed at an aggregate total of $845,233,698. The 196 condo sales came to a median price of $1,763,000, or $1,535 per square foot. The 237 co-op sales recorded a median price of $780,000.

The past week was a good one for Manhattan condo sales: 19 of the top 20 sales were condos, and the average price paid per condo has risen to $2,890,000 for October 2021 (see below). Moreover, 15 of the top 20 sales took place in buildings that were constructed or converted in the past 20 years.

For the second week in a row, a full-floor apartment at Central Park Tower had the top sale, closing at $40,834,250. A few doors down, Billionaires' Row standard-bearer One57 had the week's second-highest sale with a $35,500,000 closing.

On the contracts side, a total of 46 luxury contracts priced at $4 million and up were signed from October 4-11, 2021. Olshan Realty's market report notes that this is more than double the previous week's total and the highest total since the week of April 19-25, when 56 contracts were signed. This week's total asking price sales volume came to $350,264,490, and the contracts comprised 32 condos, seven co-ops, and seven townhouses.

The top contract of the week was a townhouse at 27 East 11th Street asking $29,995,000. The house dates back to the 1840s and was the birthplace of Janet Travell, who was elected the first female White House physician. Since then, the front facade has been restored to its original glory, and the interiors have been updated with a Savant smart home system, a state-of-the-art kitchen, and a temperature-controlled wine cellar. Further uptown, the Upper East Side townhouse where Gwyneth Paltrow grew up entered contract with an asking price of $14,500,000, down $1 million from its original asking price when it was listed in November 2020.

The top apartment contract of the past week took place at ABI Chelsea, where a triplex penthouse was asking $22,750,000, a small reduction from the $25 million it was listed for in November 2019. The four-bedroom, three full bath, and two half bath condo measures 3,794 interior square feet and 1,301 square feet of private outdoor space. It was a good week for West Side condos - apartments at 15 Central Park West and One Waterline Square rounded out the top five.
