A mixed-use tower proposed for Long Island City could rise to 45 floors in the heart of Court Square. Tavros Capital Partners has proposed the project for the assemblage of lots at the southeast corner of 23rd Street and 45th Avenue, a site adjacent to the elevated tracks for the 7 train, the Queens Library at Court Square and the 50-story One Court Square office tower. According to the developer, the future tower to occupy the 13,500-square-foot site will be designed by Fogarty Finger Architects and contain luxury condominium residences, office space, and retail.
The mixed-use tower will include roughly 250 residential units with expansive views, and conceptual renderings from Tavros Capital Partners show a home with floor-to-ceiling windows and a private terrace. The developers purchased the low-rise buildings that will be demolished for between $3.75 million to $6.8 million, according to LIC Post. The tower is expected to begin construction around 2020 and finish by 2022. The modest site is near newly-constructed high-rises including the 27-story condominium known as The Harrison at 27-21 44th Drive and the 51-story Hayden rental tower at 43-25 Hunter Street. The 28-story 5Pointz rental development is under construction at 22-44 Jackson Avenue and a pair of towers planned for 27-01 Jackson Avenue and 26-32 Jackson Avenue will contain about 480 units combined.
