The Easter and Passover holidays fell on the week of April 14-20, 2025, a time when cherry blossoms were opening and trees and flowers of all types were in bloom throughout New York City. There was also some market turbulence related to President Trump's tariff plans during this time, but that did not show in the Manhattan residential market: Over $600 million in apartment and townhouse contracts were signed on what turned out to be the fourth-strongest week of 2025 to date.

27 East 11th Street A five-story mansion at 27 East 11th Street in Greenwich Village—formerly owned by Chipotle founder Steve Ells, who sold it for $35 million in 2022—is currently undergoing renovation. The home spans seven bedrooms and ten bathrooms.
Like the previous week, the second full week of April 2025 was a good one for the West Village, which was home to several superlatives. 280 West 11th Street had the week's top townhouse contract and second-highest overall with a $13,999,000 asking price. The house dates back to 1818, when it was designed for clothing merchant Aaron Henry. Nearly 100 years later, it was redesigned for illustrator/activist Anita Parkhurst Willcox. Not only has her work been displayed at the Guggenheim Museum, but she is credited with creating Bleecker Gardens, a private interior garden enjoyed by the house's 13 contiguous neighbors (h/t Cottages & Gardens).

Information is not available about the current seller, including how much they paid for it. The house has been on and off the market since September 2020, when it was listed for $20,000,000. The house is being delivered vacant, and neither the buyer nor their plans for it were readily available.

If the buyer plans to expand the townhouse or make any changes that would affect its outward appearance, these must first be approved by the Landmarks Preservation Commission ("Landmarks") owing to its address in the Greenwich Village Historic District. Indeed, two properties in this historic district are on the docket for Landmarks hearings later this month. The owners of 687B Greenwich Street, a townhouse in the Greenwich Street Mews enclave that rose on a former trucking terminal in the late 1980s, have applied to add a rooftop addition and replace four windows. A presentation from JG Neukomm Architecture shows that the change would be visible from the street, but not obstructively so.

It will be reviewed on the same day as another expansion application, this one for 81 Barrow Street, an Italianate-style townhouse located a few blocks away. According to a presentation by SUK Design Studio, the owners seek to conduct a rear yard addition, which calls for an excavation, and to renovate upper levels. Public records show that the current owners used an LLC to buy the house for $21,570,000 from Douglaston Development founder Jeffrey Levine and his wife, writer/former U.S. Ambassador to Portugal, Randi Levine, in July 2024.
The hearings come hot on the heels of other recently approved expansions in the Greenwich Village Historic Districts. Less than a month ago, Landmarks approved expansions at 357 Bleecker Street and 156 Waverly Place, the latter of which was marketed with the potential to add more space, including the possibility of a roof deck and wine cellar. Additionally, Landmarks voted to approve the conversion of the parking garage at 122-128 West 3rd Street to a 21-unit condominium.

Landmarks' approval is nowhere near guaranteed at the first hearing, and this is the beginning of a long rehabilitation and enlargement process. But to luxury buyers facing a dearth of new construction and astronomical prices on available listings, such steps may be their only West Village option.
One rare new construction condominium in the West Village, 140 Jane Street, was home to the week's top contract. Residence #2N was asking $19,995,000, up slightly from the $19,350,000 listed in the building's offering plan. The contract for this three-bedroom unit was signed shortly after developer Aurora Capital Associates announced plans to list a penthouse in the building for a record-breaking price of $87,500,000.

But for all the success of West Village residences, prestigious Upper East Side and Upper West Side cooperatives have not been forgotten. Hedge fund executive Bill Ackman found a buyer for Residence #8F, one of two units he owns at The Beresford. With an asking price of $9,500,000, it tied for the week's seventh-highest contract with another unit in a white-glove cooperative, Residence #15/16C at 910 Fifth Avenue.

Crain's New York Business identified Mr. Ackman as the seller of the unit at The Beresford and noted that he owns a neighboring apartment in the building. That apartment remains on the market for $8,250,000, though the two were marketed as a combination opportunity at one point.

Also of note last week, a total of $14,125,000 across four deals was signed at One United Nations Park. All two- to three-bedroom units, including a penthouse, come with built-in Crestron smart home systems to control temperature, lights, and window shades. The buyers also have access to the building's private driveway, fitness center, indoor lap pool, screening room, game lounge, and private dining room with catering kitchen. These represent some of the last sponsor units within the condominium, and resale availabilities start at $2,580,000.
Further uptown, a total of $9,735,000 across four contracts was signed at 720 West End Avenue, the Emery Roth-designed Hotel Marcy turned condominium. The one- to three-bedroom units all feature interiors by Thomas Juul-Hansen, state-of-the-art kitchen appliances including built-in wine storage, and spa-like primary baths. Approximately 30,000 square feet of indoor/outdoor amenities include a fitness center, a multi-purpose sports court for squash and basketball, a game room with sports simulator, a private dining room, and multiple outdoor areas. Current availabilities start at $1,015,000.
