Over the past seven days, closed condo, co-op, and condop sales in Manhattan came to a total of $227.3 million with an average price of $1.6 million from 142 sales. While this shows a dip from last week's total of $301.5 million, it should be noted that over $100 million in sales at 220 Central Park South were a key factor there.

The 55 condo sales aggregated $136.66 million with an average price of $2.48 million, or $1,445 per square foot. The 84 co-op sales aggregated $86.34 million with an average price of $1.028 million.
The top sale of the past week was a high-floor duplex in the Jean Nouvel-designed 53W53 that closed for $29,939,550. This is 10.8% less than its listing price of $35 million, but nevertheless the 19th-largest sale closed in 2020.

Indeed, it was largely a successful week for dazzling new construction and luxurious condo conversions alike, including another design from a Pritzker Prize laureate (a four-bedroom in Zaha Hadid's 520 West 28th Street closed for $8 million). However, the old guard has not been forgotten: A prestigious prewar co-op on Park Avenue made its way to the top five in an off-market sale for $6.205 million.

From August 31 - September 6, 11 apartments in Manhattan priced over $4 million went into contract at an aggregate total of $89,064,000. This is one more contract than in the same week last year, but it is too early to declare recovery - Olshan Realty's market report points out that in the 11 weeks since New York City's lockdown lifted, 103 contracts at $4 million and up were signed totaling $794,862,000. The same 11-week period of 2019 saw 153 contracts signed totaling $1,157,473,000.

As this week's top performers demonstrate, 90 Morton Street has come a long way from its humble beginnings as a printing house in the heart of the West Village. A duplex penthouse in the recently converted building took the top contract with an asking price of $33 million. In the same development, a townhouse unit with a private entrance and access to all the condo's amenities came in second at an asking price of $9.45 million.
