One Harrison, a 257-unit rental complex, recently made its debut on the waterfront in Harrison, New Jersey. The development joins a rapidly-growing crop of apartment buildings in the Hudson County town, which faces Downtown Newark across the Passaic River. Developers BNE Real Estate Group and Hornrock Properties decked out the property with extensive amenities to cater to Manhattan-bound commuters that use the nearby PATH station.

Situated at 1 Harrison Avenue, the complex spans a city block at the junction of Dey Street and Harrison Avenue and faces the century-old, curiously named Bridge Street Bridge. The five-story building’s scale matches that of the townhouse complexes to the south; by contrast, however, One Harrison’s style, function, and aspirations are decidedly more urban-minded. Instead of a front lawn and provincial, gabled roofs, One Harrison greets the city with brick walls and projecting cornices.

 

The urbane image is a deliberate gesture in a town that “continues to distinguish itself as a dynamic, transit-oriented destination for renters,” as David Pantirer, a partner at BNE Real Estate Group, describes Harrison. A dedicated shuttle takes commuters to the recently renovated Harrison Station of the PATH train, which takes 20 minutes to arrive at the World Trade Center in NYC and even less at the business districts in Jersey City and Newark. The station may be reached via a short bike ride or a 15-minute walk.

Harrison lies within densely populated North Jersey, yet available space remains ample in comparison to crowded New York City. As such, One Harrison is able to offer substantially sized units, which range from studios to two bedrooms, as well as 30,000 square feet of amenities, at prices that start at $1,700, significantly lower than most comparable offers in transit-accessible areas of NYC.

Amenities include a lobby with a fireplace, 24-hour concierge, lounge spaces, two-level fitness center with yoga and spin room, library, meeting rooms, dog spa (the building is pet-friendly), resident clubroom, screening area, retro game lounge, children’s playroom, Amazon package lockers, bicycle storage, and an extensive garage.

Historically, North Jersey has developed in tandem with New York City, so the latter’s ongoing renaissance makes Harrison’s urban destiny inevitable. As price brackets in locales such as Jersey City and Hoboken approach those of NYC, urbanites increasingly seek their fortunes in next-closest cities along mass transit corridors. The population of Harrison grew by around 30 percent between 2010 and 2017, with corresponding growth in restaurants, nightlife, and an expanding downtown. The New York Red Bulls arena opened on the Harrison waterfront just a few years ago, further establishing the town as the next development destination in the metropolis.
