From April 28 - May 4, 2026, over 250 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
These included 243 East 61st Street, a four-story townhouse in the Treadwell Farms Historic District. Disgraced actor/comedian Bill Cosby and his wife Camille bought the townhouse in the 1980s, and their son Ennis lived in it before his death in 1997. The Cosbys listed it for just under $7 million in April 2025 amidst foreclosure threats on both this house and their primary residence on East 71st Street. It is now $1 million below the initial ask, and the New York Post notes that this comes months after the Cosbys sold their primary residence and satisfied that lender.

Last week's price cuts included several price cuts at recently constructed condos across New York City. Tribeca boutique condominium 85 Worth Street is 60% sold, and one of the two remaining units, a two-bedroom penthouse with two private terraces, experienced a small price reductions. Multiple cuts also took place at 56 Leonard Street in Tribeca, Maverick in Chelsea, Eastlight in Kips Bay, and Aurum in Harlem.

East Village condo Christodora House

Price cut on artist's abode in Christodora House

Another notable price cut took place at Christodora House, the prewar East Village condominium that has counted musician Iggy Pop, actors Julia Stiles and Vincent D'Onofrio, and artist Elena del Rivero among its notable residents. Ms. del Rivero's work has been featured in the Metropolitan Museum of Art and the Museum of Modern Art, among other institutions throughout the United States and Spain, and some of her art was created in her one-bedroom duplex loft with soaring ceilings.
Ms. del Rivero has lived in New York since 1991, and public records indicate that she bought her apartment in Christodora House for $660K in November 2003. She listed it for $1.85 million in April 2026 amidst plans to move closer to family in Europe, and a price cuts brings it down to nearly $1.5 million.

Price cut on West Village mega-mansion opportunity

At a time when double-wide mega-mansions in the West Village are proving popular among luxury buyers (e.g. 105-107 Bank Street, which entered contract with a $75 million ask), another could possibly take shape. The Federal-style houses at 449 Hudson Street and 449 1/2 Hudson Street were constructed as a single-family 25-foot-wide house in 1860, but were divided into two symmetrical addresses with a 4" firewall between them in the 1980s. The listing describes this as "an incredibly rare opportunity to create a right-sized grand West Village residence."

While the site is located in the Greenwich Village Historic District, the finished product would preserve the original composition with a continuous brick facade, a unified cornice, and precisely aligned floor levels, making it likely that it would pass muster with Landmarks, whose main responsibility is to judge the architectural appropriateness of proposed work in historic districts. Both components were initially listed for $6.75 million, and a price reduction brings them down to just under $6 million each.

Dream duplex on Pomander Walk cut by 21%

On the Upper West Side, Pomander Walk comprises 27 Tudor-style houses and apartment buildings behind a wrought-iron gate. With their cottage-like appearances, colorful facades, and lush landscaping, the complex offers the atmosphere of a European village in the middle of New York City. Within one of these buildings, two floor-through one-bedroom apartments are being marketed as an opportunity to combine them into one duplex apartment in the historic enclave.
