From April 22-28, 2026, nearly 300 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
These included a handful of new development condos with multiple price cuts. Linden Lane, a Hell's Kitchen condominium that launched sales in October 2025, saw the most reductions of any new development with four price cuts. Multiple reductions also took place at 77 Greenwich Street in the Financial District and at NuSun Vernon, the latter of which is home to a penthouse that set a new sales record for Astoria in February 2026.

"Oprah of China's" Sutton Square townhouse reduced

Last week's price cuts included 6 Sutton Square, the longtime home of Yue-Sai Kan, Nobel Peace Prize nominee, Yue Sai Cosmetics founder, and longtime host of One World on China's national network CCTV, which has led some to call her "the Oprah of China." She and her former husband bought the house for $4.5 million in 1989, and she has since embarked on several renovations that Mansion Global notes included a new elevator, updated windows, wiring, and HVAC, and the transformation of the roof terrace. She initially listed it for $28 million in December 2020; it has been on and off the market at various price points since then, and the latest price reduction brings it down to nearly $18.4 million.

Philanthropist's West Village townhouse cut by $3.5M

Last week's price cuts also included 42 Downing Street, the West Village townhouse that was once home to Marsh & McLennan executive/patron of the arts David Doubleday Holbrook. Anyone who has bought a Broadway ticket from the TKTS booth in Times Square has seen his impact firsthand: During his tenure as chair of the Theater Development Fund, he was instrumental in moving the TKTS booth from a trailer to new office space in the revitalized Father Duffy Square.
Mr. Holbrook also sat on the boards of the Joffrey Ballet and The Joyce Theater. His son, Chris Holbrook, told Robb Report that his father regularly hosted benefits for those organizations in the house. Between its 80-foot-long living room with terrace access, its open kitchen, its outdoor entertaining spaces that included a garden and a roof deck, and its private garage and curb cut, it would appear to have been the perfect venue. His children listed the townhouse for $18 million in September 2025, following his death in May 2023, and the latest price reduction brings it down to $14.5 million.

Penthouse at The Opera returns at $9.5M

On the Upper West Side, the penthouse at The Opera returned to the market. 2166 Broadway was originally built in 1930 as a church, and that history comes through in the penthouse's vaulted 16' ceilings and skylights. There are five bedrooms, four full baths, a solarium, and two private terraces with open city and river views. It has been on and off the market since April 2023, when it was listed for $12.5 million, and the latest reduction brings it down to $9.5 million.
The Opera is located at 2166 Broadway, in close proximity to Central Park, Riverside Park, the American Museum of Natural History, popular restaurants, and gourmet markets like Zabar's. It is also located directly next door to 2160 Broadway, where a new condominium is under construction. The 14-story building will likely brick in some of The Opera's south-facing low-floor units, much to the chagrin of West Side Rag, but the penthouse's views will not be affected by this.
