Developer Carmel Partners is now leasing their new rental property 19 Dutch, one of the Financial District's largest rental offerings with 483 units spread across 64 floors. At 770 feet tall, the skyscraper is just below the height of the Woolworth Building and is the second tallest rental in the city behind nearby New York by Gehry. The architects are Gerner Kronick + Valcarcel (GKV) whose recent works include The Beekman Hotel & Residences, Waverly Brooklyn and CODA. The firm is best known for their exploration of pre-cast concrete facades, but for 19 Dutch they styled a sheer glass curtain wall animated by a fritted pattern that reminds us of the stepped roofs of old Dutch townhomes.
 
The Location

Located at the southeast corner of Fulton Street and discreet Dutch Street, the tower anchors a central site downtown with supreme access to neighborhood amenities and transport. City Hall Park is to the northwest, Wall Street and the New York Stock Exchange are several blocks south, the soon-to-be-revived South Street Seaport/Pier 17 is downhill to the east, and the World Trade Center with all its shops (and Eataly!) is a short walk west. 19 Dutch is steps away from the Fulton Transit Center and the Oculus which serves nine train lines, including PATH.

The Apartments

Catering to FiDi's burgeoning population of young workers and new families, the building hosts a mix of studios, one-, and two-bedroom apartments. The well-thought-out detailing, especially rare for a rental, makes up for the building's mundane exterior. Interiors designed by Colum McCartan and are said to be inspired by the "whimsical romance of the Dutch Golden Age." The residences explore the Dutch concept of Gezellig (Gezelligheid) where "where comfort and convenience converge in every detail," says the team.
“It’s striking moments, such as when residents first step into the building, that creates the impression of luxury,” said McCartan. “We sought out to innovate and create one-of-a-kind, art-directed spaces; from the custom design-centric elevator cabs that are Dutch-inspired to the small crafted and elevated details within the apartment corridors –the Dutch is truly in the details.”

Apartments are fitted with cerused oak flooring, kitchens with blizzard white quartz countertop and Bertazzoni appliances and baths with ceramic tiling and quartz counters. Typical of new rentals, there's a modicum of storage space. The apartments feature keyless access, are wired for smart home devices and include a Bosch washer and dryer.

Pricing and Plans
As one of the world's premier business districts, apartment rents in the Financial District are understandably high. Douglas Elliman Development Marketing is handling marketing and leasing for 19 Dutch where available studios are priced from $3,465/month, one-bedrooms from $4,570/month and two-bedrooms from $7,065/month. The building offers a top-shelf array of amenities from its high-ceilinged lobby to a crowning 64th-floor sky lounge. Other perks include a media center with private meeting rooms and communal workspaces, a demonstration kitchen, billiards room, café lounge, curated library with fireplace, and a children’s playroom. The building has a fitness club and adjoining terrace with spaces for boxing, cardio, TRX, weights, spinning and yoga.
Residents are also provided a resident services coordinator, a daily hospitality cart and coffee service, concierge and valet service, and weekly resident events.
