Simon Baron Development has released plans for a 134,000-square-foot office building to rise at the crossroads of Greenpoint and Williamsburg in Brooklyn. Addressed at 12 Franklin Street, the boutique venture is proposed to stand seven floors tall and accommodate a mixture of creative and industrial office spaces geared toward small business tenants. The announcement comes as the project begins its formal public review process led by the Department of City Planning.
In a press release from today, Matthew Baron, President of Simon Baron says, “North Brooklyn is teeming with apartments, hotels, restaurants and nightlife – but what's missing is enough high-quality office space to meet the demands of the area’s growing workforce." The building would host Class-A office space, approximately 23,000 square feet of manufacturing space, ground floor retail and a rooftop amenity space. The release states, "Office spaces will include window exposure on four sides, 15-foot floor-to-floor heights, two lobbies, outdoor terrace space for tenants on every floor, a shared conference room, bike valet and storage for 85 bikes, and underground parking for 36 vehicles."

FXCollaborative are the commissioned architects and their design intends to reinforce the industrial character of the surrounding neighborhood. Two newly-released renderings depict a grounded, gray-colored building with skewed windows to accentuate waterfront views and cut-away sections that provide open-air terraces.
Situated at the western end of a block bounded by Franklin Street, Meserole Avenue, Gem Street and North 15th Street, the project would overlook the future Bushwick Inlet Park and would be two blocks north of Rubenstein Partners and Heritage Equity Partners' 500,000-square-foot office development at 25 Kent Avenue. The Wythe, Hoxton, and William Vale hotels are also just southeast of the site. Earlier this year, we uncovered an ambitious master plan by Halcyon Management Group that would bring several new residential towers and an esplanade to the Greenpoint waterfront, not far from the 12 Franklin project site.

“North Brooklyn residents increasingly want to work closer to home, and 12 Franklin will meet that need by providing modern, amenity-rich office space that Brooklyn small businesses have come to expect," says Matthew Baron. He goes on to say, "The project will preserve and enhance the neighborhood’s longstanding manufacturing job base by setting aside space specifically for those uses. We’ve been encouraged by conversations we’ve had with local stakeholders thus far and look forward to continuing that dialogue as the official review process gets underway.”

If the approval process runs smoothly, 12 Franklin is expected to open in 2021.
